Farmland values soar but headwinds have arrived

The values of farmland in the district have again soared in the past 12 months and have more than tripled over the last two decades with larger farmers becoming even bigger. A recent report by the Rural Bank indicates that in Riverina Murray area, which includes the Federation Council, farmland values have increased from around $1,000 per hectare in 1997 to a medium price of over $12,000 per hectare in 2022. In Northern Victoria, which includes Indigo Shire values have soared from under $2,000 per hectare in 1997 to over $20,000 per hectare in 2022. But a tightening of returns due rising costs, interest rate rises and lowering commodity prices is set to spoil the party.
