Moama’s housing landscape is set to change, with construction officially under way on a new over-50s lifestyle community expected to bring nearly 200 homes to the town.

Developed by Lincoln Place, the project aims to meet growing demand from over-50s residents looking to downsize without leaving the community.
Representatives from Lincoln Place were joined by key community members and Murray River Council Mayor John Harvie for a sod-turning ceremony on Tuesday, May 5.

Lincoln Place chief executive Paul Yeo said the milestone marked the beginning of a significant project for the region.
“It's a long road ahead, but I think this is a really significant step,” he said.
“We will kick off in the coming months, and we’ll start to see lots of activity on site through the early works, and we hope to be in a position where we’ll be delivering our first homes and welcoming our first residents around mid-2027.
“This will be a project that takes a number of years, likely four to five years, for us to deliver the 197 homes and the community facilities. Subject to more demand, we’ll look to expedite that if possible.”

In addition to 197 homes, the development will feature a clubhouse, wellness centre and recreation spaces, including a heated indoor pool, gym, private theatre, library, bowling green, lounge and dining areas.
The design also incorporates extensive gardens and green spaces, along with caravan, boating and household storage facilities.
Residents will also have access to nearby walking tracks and the neighbouring Rich River Golf Club.

Mr Yeo said there was strong demand for housing options tailored to the over-50s demographic.
“They’re looking for community and that’s really where our offering sits,” he said.
“As we look at the Moama population, there’s a great opportunity to deliver into that need in a pretty incredible location.
“We’ll invest heavily into the amenity within the community, but with proximity to the golf course ... the walking track network and the rest of it, it’s an exceptional location for that active downsizing lifestyle.”

The project has already generated significant interest, with more than 300 people expected to attend the first pre-launch information sessions.
With all sessions fully booked, developers are encouraging interested residents to keep an eye out for additional sessions in the coming months.
