In January 2019, the average property in Cohuna took 228 days to sell compared to 98 days at the same time this year, according to data from the Real Estate Institute of Victoria.
It was the biggest reduction in waiting time over the past 12 months in regional Victoria.
REIV president Leah Calnan said having homes sell fast was a true sign of a strong market.
“Buyers have a big appetite for homes in Victoria, and strong competition for homes is causing shorter sales times,” Ms Calnan said.
“Demand is high — local agents are being flooded with enquiries as soon as they list a new home for sale.
“Now is a great time to sell your property, with strong demand making the selling process quicker.
“Record low interest rates and easier lending conditions are allowing more buyers to get into real estate.”
The suburb with the shortest waiting time was Warranwood in Melbourne’s east, with the average property taking just 15 days to sell. Regionally, Brown Hill and Winter Valley in Ballarat had the shortest waiting periods at 22 days.
The data refers to private sales only and only suburbs with a minimum of 20 sales were included.
