Land for 5000 homes to be unlocked in Echuca West over next 40 years

Land for 5000 new homes and up to 14,000 new residents will be released over the next four decades in Echuca West.

Council will unlock the residential land over the next 40 years, rezoning 615 hectares of land in Echuca West.

The block that has been unlocked is bordered by Stratton Rd to the west, the Murray Valley Hwy to the north, the Northern Hwy to the east and Echuca West School Rd to the south.

Campaspe Shire Mayor Chrissy Weller said the release of the critically needed land was great news for Echuca.

“The outcome will see the area rezoned to the Urban Growth Zone, allowing for future residential development,” Cr Weller said.

The amendment has been delayed for years, and in May council wrote to the state minister for planning to express concern with delays.

House prices have skyrocketed across the country, with prices for units in Echuca increasing by up to 19 per cent over the past 12 months and house prices not far behind.

Prices in Tongala, Rochester, Cohuna and other satellite towns have also had house and land prices increase.

Documents relating to the amendment, including the Echuca West Structure Plan, the Echuca West Development Contributions Plan and Native Vegetation Precinct Plan will be on display on council’s website.

The three plans discuss how the land will be developed and the location of services; outline developer contributions required to support the precinct; and feature a discussion on retention and removal of native vegetation respectively.

Two community drop-in sessions will be held at Echuca Library on August 3 and August 12 between 5pm and 7pm.

Staff will be available to speak with residents, allowing for one-on-one discussion, with plans and documents available.

The amendment documents, as well as an amendment summary sheet, are available to view on council’s website, or on hard copy at the Echuca office.

Submissions close on Thursday, 26 August.
